Step 1 – Understanding your Goals

Following viewing, we will send you a detailed schedule of the property, a summary of the works that would be required for letting and a guide to the costs and timescales involved
Step 3 – Mortgage Advice
In order to start the purchase process, it is important to work out how you will be able to fund the purchase.
Many investors set up limited companies to purchase property or buy the property in their own name or a partnership. The way in which you purchase a property can affect how your income and capital gains are taxed.
PPL can provide information on the different ways in which you can purchase a property but only a mortgage broker will be able to assist with finding you the best deal and an accountant with the guidance on the best way forward when it comes to tax.

Step 4 – Purchase
It is important to instruct a local solicitor who is an expert in the area and can advise on the best way to secure a property. The Edinburgh property market is fast-paced and properties with good buy to let potential are snapped up quickly.
PPL will work closely with you and your solicitor throughout the negotiation and purchase process
Step 5 – Project Management
Once the sale has completed, we will work with our team of contractors to project manage any renovation works required to ensure the property is ready to go on the rental market as quickly as possible
Step 6 – Letting and Property Management
Once the property is ready to market, our lettings team will work tirelessly to find the best tenant possible. Once let, the property is handed over to one of our property managers who will be your first point of contact going forward.
